While climate change is global in scale, there are also highly localised environmental impacts that threaten our cities, buildings, and communities. Climate change affects every industry as well as how we work and live. Concerns around climate have gained more importance when understanding and addressing related risks during property transactions. From the 1st April, 2023, the government set a requirement for landlords to demonstrate the building has reached the highest Energy Performance Certificate (EPC) band (even where there has been no change in tenancy) that a cost-effective package of measures can deliver.
Why it matters for conveyancers and solicitors
Building on their earlier guidance on climate change published in April 2023, the Law Society looks to publish a Climate Change Practice Note in May 2025. The new practice note aims to address, more specifically, solicitor duties in relation to conveyancing, no matter the firm’s size or whether they specialise in residential or commercial work. It also aims to provide guidance on what is considered good practice, as well as offering practical advice in relation to climate change risk when advising on transactions.
Supporting your due diligence
In response to the increasing concerns about climate change and a commitment to meet market demands, Landmark have now integrated our market-leading climate change module, which is used by the top 20 law firms in the country, as standard into our Sitecheck Combined report.
This module provides a forward-looking analysis of how climate change may impact a property over time, helping you and your clients understand potential long-term physical risks such as increased flooding, coastal erosion, as well as transitional risks such as the energy efficiency of buildings. By incorporating climate change assessments, Landmark ensures that your due diligence is not just relevant for today but also for the future.
Keeping it clear & concise
Landmark expertise and support
The data baseline to inform the Sitecheck Combined climate assessment is derived from UK Climate Projections (UKCP18). Developed by the Met Office, this is the most authoritative climate projection data available for the UK. Providing short, medium, and long-term risk analysis offers clear, actionable insights on these evolving risks over time.
As with all Landmark environmental search information, data and assessment queries are supported by expert professionals endorsed by academics to ensure the accuracy you require.
